       What is a Buyer Rebate?

A buyer rebate is a refund of a portion of the buyer broker’s real estate commission that goes to you, the buyer.

 

         Are buyer rebates legal?

Yes. Buyer rebates are legal in most states. There are only 10 states in the U.S. that prohibit buyer rebates. The United States Department of Justice is working to overturn the bans on buyer rebates in those 10 states in order to allow every home buyer in the U.S. the opportunity to receive a buyer rebate.

 Why do Realtors offer buyer rebates?

     They offer buyer rebates as an incentive for you to work with them, especially when you have already located the            home you would like to purchase.

 

Does every Realtor offer rebates?

No. This is an elective program. Not every agent chooses to participate in the buyer rebate program.

 

Are there any fees?

No there are not any additional fees for the Buyer.

 

Do you limit the services buyers receive when they get a rebate?

No. Our buyer services are full-services — even when you receive a rebate.  We will do showings, present offers, negotiate, attend inspections and coordinate the purchase through to closing, etc., just like any other full-service buyer’s agent.

 

Can I visit open houses to find my house?

Yes. However, if you plan to use our services, you should contact us prior to visiting open houses so that we may provide counsel.

 

Can I call the listing agent to show me the house and then call you for the purchase?

No. You should never call the listing agent for showings. ALWAYS call your Broker for ALL showings. Calling the listing agent negates our ability to collect a commission and therefore to provide you with the buyer rebate.

 

    What is the Multiple Listing Service (MLS)?

          The MLS is the traditional database agents use to find homes for the buyers that they represent. In the          past the only way to get your home on this powerful list was to hire a full commission agent because            only licensed real estate agents can list property for sale in the MLS.

 

           How does the MLS Help Me Sell My Home?

      Listing a home on the MLS notifies all local agents that your home is for sale. Over 80% of buyers are            represented by agents - you must reach them to get the most offers. In other words, the best way to              reach four out of five possible buyers is by listing on the MLS.

 

     What is the Role of the Listing Agent in a for sale by owner listing?

      Our licensed real estate agents can place your home in the MLS. We have a national network of                    experienced flat-fee MLS agents who will prepare the paperwork and place your home in your local MLS.          They do not charge a commission; your only cost is a one-time fee for the service. All calls about your            listing will be forwarded to you directly and quickly.


      Are There Any Buyer's Agent Commissions?

      Yes. If an agent sees a listing and brings a buyer, you must pay the buyer's agent a commission if you            accept the offer. You decide how much commission to offer as part of the MLS listing process. The                commission you're willing to pay is stated on the MLS listing. It is NOT negotiated on an agent by agent          basis. We recommend offering a 3% commission between since your listing will be competing with others        for agent's attention.

 

     What if I Find a Buyer Myself? Do I pay any commissions

      No commissions are owed if you find the buyer.


     Who Handles the Paperwork?

     All the necessary listing forms and disclosures will be provided by the local agent. They can be emailed,         faxed, mailed, and in some cases, completed online. Once an order is placed, the information will be             forwarded to the local agent who will contact you to review the listings details.
